Mold Remediation
Mold is never the real problem, it's the symptom. Somewhere, water is getting where it shouldn't. We remove the mold properly, then fix the moisture, because remediation without the fix is just a subscription.
What we do
Contain. Remove. Fix the water. Verify.
Real remediation follows IICRC S520 principles: contain the area, protect the air, remove contaminated material, clean what stays, and correct the moisture. Anyone who skips the last step is planning to see you again.
- Honest inspection: moisture mapping and visual assessment; if it's a bathtub-caulk problem, we'll say so for free.
- Containment: plastic barriers and negative air pressure so spores don't tour the house during removal.
- HEPA air filtration: scrubbers run through the job and after it.
- Removal, not cover-up: contaminated porous materials out; salvageable surfaces HEPA-vacuumed and damp-wiped. Paint is not remediation.
- Moisture correction: the leak, the grading, the ventilation, the crawlspace, fixed under the same roof (ours).
- Rebuild: removed drywall, insulation, and trim restored like it never happened.
- Don't scrub, spray, or bleach it, disturbing colonies launches spores into the rest of the house.
- Close the door and shut off HVAC to the affected area if possible.
- Don't run fans across visible mold (opposite of the water advice, spores travel).
- Note any leaks, condensation, or past floods nearby, the moisture source is the case to crack.

Our process
What proper remediation looks like
If a bid skips containment or the moisture fix, it isn't cheaper, it's incomplete.
-
Inspect & trace the water
Every mold job starts as a water investigation: meters, thermal imaging, and a homeowner interview about the room's history.
-
Contain the area
Barriers up, negative air established, HVAC protected. The problem stops spreading before removal starts.
-
Remove & clean
Contaminated materials bagged out through containment; remaining surfaces HEPA-vacuumed and treated.
-
Fix the moisture
Plumbing repair, ventilation, vapor barrier, gutter/grading guidance, whatever the source was, it ends here.
-
Dry & verify
Affected areas dried to standard and re-checked. You see the readings, not just a thumbs-up.
-
Rebuild
Drywall, insulation, trim, and paint, restored by the same company, under one contract.
Worth a look
Signs mold is working on your house
You'll usually smell it before you see it:
- Musty, earthy odor in a room, closet, or crawlspace that never quite airs out
- Recurring “dirt” on walls or ceilings that comes back after cleaning
- Allergy symptoms that improve when you leave the house
- Past water events that were “dried with fans”, especially before you owned the home
- Condensation on windows and cold-weather wall staining
- Buckled flooring or a humid, heavy feeling in specific rooms
What to expect
How long does mold remediation take?
Most residential jobs are faster than people fear.
Small areas
A contained closet, vanity, or window wall: containment, removal, and treatment often complete in a day or two.
Room-scale
Whole-room or crawlspace remediation with drying and verification typically runs most of a week.
Rebuild
Drywall, insulation, and finishes restored after verification, scheduled immediately, not “when we can fit you in.”
Every loss is different. These are honest typical ranges, not promises. We'll give you a written scope and schedule for your home after the first walkthrough.
Insurance
We speak insurance, so you don't have to.
Mold coverage in Oklahoma policies is narrower than water coverage: it's usually covered when it results from a sudden covered water loss (like a burst pipe), and usually excluded when it grew from long-term seepage or deferred maintenance. We'll tell you honestly which side of that line your situation is on before anyone files anything, and document the causation carefully when a claim is legitimate.
Read how we handle documentation, adjuster visits, and supplements on our insurance claims page. It's the part of this work most companies gloss over.
